Our pre-acquisition work covers building surveys and due diligence technical appraisals and construction monitoring of development projects.

Most of our survey work is of commercial properties for investment purposes or for commercial occupational tenants, although we also undertake surveys of higher value residential properties. We do not carry out valuation work, although we are happy to make onward referral.

Our reports are tailored to suit the individual requirements of the client, whether a general overview of the principal issues, or a detailed report on condition for an occupational client. Our reports will always include practical advice on the issues at hand including budget costs, statutory requirements such as fire precautions, accessibility and building regulations.

We will provide an initial overview on mechanical and electrical services installations and arrange specialist advice where appropriate.


Landlords and tenants of commercial premises appoint us to deal with dilapidations issues during and at lease expiry, which require detailed technical expertise as well as a thorough understanding of the liabilities and principles of this complex area. A significant proportion of our workload is in this area and we have considerable expertise in the preparation of schedules of dilapidations, diminution valuations and negotiations of dilapidations claims.

Strategic advice on the technical, legal, procedural, valuation and practical issues surrounding dilapidations liabilities prior to agreement and at the expiry of the lease is an important and valuable service we provide.

Party wall matters

We have a comprehensive understanding of the statutory procedures and rights conferred under the Party Wall etc Act 1996 from considerable experience of building owner and adjoining owner appointments on most types of commercial property.

Project management and contract administration

Design, specification and project management of building works for repair and maintenance, refurbishment, fit-out and alterations to existing buildings for owners, occupiers, landlords and tenants.

We will handle drawing production for detailed design, space planning and statutory approvals including planning and building regulations.

In most cases where we act as contract administrator, we will also perform the duties of CDM Co-ordinator under the requirements of the Construction Design and Management Regulations 2015.

Landlord and Tenant

We provide sound professional advice to owners and occupiers as to the level of rent to be paid at rent review and lease renewal from a thorough understanding of the valuation, legal and technical aspects of the property, the lease and the market place. Our service is comprehensive, from providing initial budgetary advice through to reporting on negotiation tactics, settlement of rent and other lease terms or provision of expert reports for referral to arbitration, independent expert determination, court or PACT.

We take a proactive approach in order to highlight opportunities to add value from lease restructuring including the removal of break clauses and onerous terms together with extending lease terms via reversionary leases or surrenders and re-grants.

Whilst we operate across all property sectors we provide specialist advice to owners and occupiers within the foodstore, restaurant, trade counter, retail, roadside and builders merchant sectors.
