Acting on behalf of a tenant client, we have recently agreed a rent review of a warehouse unit in Fareham. The landlord proposed a revised rent of £221,819 p.a. and we successfully negotiated a reduction in the rent to £167,500 p.a. resulting in a saving of £271,595 over the 5 year rent review period.
On behalf of a tenant client, we have recently agreed a 10 year lease of a warehouse unit in Basingstoke. The landlord’s original proposal was for a 5 year lease at a rent of £140,028 p.a. and we successfully negotiated a reduction in the rent to £128,500 p.a. saving the client £57,640 over the 5 years to the next rent review. We also negotiated a tenant break at the 5th year of the term.
Acting on behalf of a tenant client we have recently agreed a 10 year lease of a warehouse unit in Bristol. The landlord’s original proposal was for a 10 year lease at a rent of £96,210 p.a. and we successfully negotiated the rent down to £86,840 p.a. saving the client £46,850 over the 5 years to the next rent review. We also negotiated a tenant break at the 6th year of the term.
Acting on behalf of an office occupier, we have recently agreed a 5 year lease of office premises in Burton upon Trent. The landlord’s original proposal was for a 15 year lease at a rent of £105,000 p.a. and we successfully negotiated the rent down to £93,750 p.a. saving the client £56,250 over the 5 years of the lease. We also negotiated a tenant break at the 3rd and 4th years of the term together with a rent free period.
On behalf of a retailer, we have recently agreed a 10 year lease of retail premises in Doncaster. The landlord’s original proposal was for a 10 year lease at a rent of £55,575 p.a. and we successfully negotiated the rent down to £42,250 p.a. saving the client £66,625 over the 5 years to the next rent review. We also negotiated a tenant break at the 5th year of the term together with a rent free period. As part of the agreement, we also agreed an outstanding 2019 rent review at nil increase, saving the client £39,000 for the prior 5 year period.
